Regal identifies and expedites long lead items when necessary to meet the construction schedule.  We advise the architect and engineer regarding the proposed division of work and offer specifications to facilitate the bidding and awarding of trade contracts.

Phased construction takes into consideration such factors as time, performance, availability of labor, overlapping trade jurisdictions, provisions for interdependent installations and the tenant’s occupancy requirements. We review the drawings and specifications with the architect and engineer to eliminate areas of conflict and to identify areas of overlapping work that will be performed by the various trade contractors.

We contact the trade contractors to ascertain their expectations for the project and we develop prequalification criteria for bidders. Once construction document specifications are completed, we solicit competitive bids from all concerned trades. We then conduct a thorough analysis of all subcontractor bids and, depending on the architect’s and client’s preferences, we award contracts or recommend that such contracts be awarded.
